Asset Management Analyst

ROLE PURPOSE

The Operating Analyst assists with value creation at his/her Operating Manager’s (OM) assets. The Operating Analyst supports the value creation process and works with the asset team (consisting of members from other divisions/departments) to complete the 5-Year Business Plan (5YBP) and fulfill the current year plan for the assets. The Operating Analyst is in charge of daily operating management tasks and will act as an apprentice to the Operating Manager.  The Operating Analyst is business oriented with strong focus on numbers and problem solving in a complex environment.

ACCOUNTABILITIES

  • Net Operating Income and Property Value growth
  • Support establishment and delivery of 5-year plan organizing contributions of all internal departments
  • Carries out analysis and helps deliver the ERV project (value and merchandising of tenant spaces), validation of operational assumptions on valuations and quarterly reporting
  • Prepare and follow up priorities from a NOI/cash flow perspective towards the leasing targets –do arbitrages/trade-of judgments related to merchandising
  • Support, follow up and challenge all operating expenses and capital expenditures, while allowing for a high quality customer experience
  • Project delivery
  • Assist the Operating Manager by leading assigned projects/analysis in support of leasing and the shopping center management, marketing, development, and finance in order to deliver the 5YBP, while influencing asset team members to succeed in achieving the portfolio’s target
  • Manages deadline, reporting and review processes for the asset team members and the OM function in order to achieve regional and corporate deadlines
  • Mentor and train rotational analysts where appropriate

  • Participate in negotiations with tenants and offers advice when the deal has a substantial investment or other complicated elements
  • Carry out and deliver the 5YBP project, together with OM manager, ERV process, prepare operational assumptions on valuations and quarterly closings for the assets, focused on vital KPIs such as like-for-like Net Rental Income and asset Internal Rate of Return.
